Case Study: Asbestos Demolition Survey in the Industrial Sector

Project Overview

Bardon Environmental was engaged by a major industrial client to conduct an Asbestos Demolition Survey at a high-capacity substation facility. The survey aimed to identify asbestos-containing materials (ACMs) within the facility and assess potential risks to personnel during planned demolition activities. Following HSG264 Asbestos: The Survey Guide, the survey sought to locate and assess ACMs that could be disturbed, ensuring safety and compliance with asbestos management regulations.

Survey Scope and Objectives

Our team’s main objectives included identifying ACMs, assessing their conditions, and determining the likelihood of asbestos fibre release if materials were disturbed during site operations. Designed to minimise disruption, the survey was conducted under controlled conditions to maintain uninterrupted operations for the client.

Key Objectives:

  1. ACM Identification and Assessment – Locate ACMs throughout the facility and evaluate their conditions.
  2. Documentation and Risk Assessment – Record findings in an asbestos register and provide individual risk assessments for each ACM.
  3. Management Plan Development – Offer recommendations to manage and mitigate asbestos risks safely and in compliance with regulatory standards.

The survey involved some intrusive work where necessary, with any access restrictions or areas needing additional investigation documented in the final report. This approach provided the client with a comprehensive overview for safe demolition planning.

Approach and Compliance

Bardon Environmental’s expert team, led by senior surveyors, performed the survey over a series of controlled site visits, ensuring compliance with the Control of Asbestos Regulations 2012. Each ACM identified was evaluated through a Material Risk Assessment to establish risk levels, allowing the client to prioritise actions based on the ACM’s condition and location. This tailored assessment framework helps industrial clients manage asbestos risks effectively, contributing to a safer working environment.

Results and Recommendations

The findings were compiled in a detailed report, complete with an asbestos register, sample analysis, and a structured plan for ongoing management. Recommendations for safe handling, removal, and re-inspection of ACMs were provided, aligning with industry best practices and regulatory requirements.
